Permits and documentation

Critical item

All building permits must be closed with final inspections approved by the local building department. A Certificate of Occupancy (CO) must be issued before the home can be legally occupied. All work must comply with the adopted building code (IRC/IBC) and any local amendments.

Finishes quality

Per NAHB Residential Construction Performance Guidelines, finished surfaces should be free of visible defects when viewed from a normal standing position under normal lighting conditions. Paint, flooring, trim, countertops, and fixtures should be installed per manufacturer specifications and industry standards.

Systems testing

Critical item

All mechanical, electrical, and plumbing systems must be fully operational and pass final inspection per the applicable codes (IMC, NEC, IPC). HVAC systems should be balanced and operating at design temperatures. All outlets, switches, and fixtures must function correctly.

Exterior and grading

Critical item

Per IRC R401.3, the grade shall fall a minimum of 6 inches within the first 10 feet from the foundation. Landscaping, driveways, walkways, and exterior finishes should be completed per the contract specifications and local requirements.

Warranty documentation

Per NAHB guidelines and standard construction contracts, the builder should provide all manufacturer warranties, contractor guarantees, and maintenance instructions. Most new construction includes a builder warranty (typically 1 year workmanship, 2 years systems, 10 years structural).
